Friends in Residential Real Estate

This week I had to take an MCE course in Commercial Investments and Legal/Ethics.  I was surrounded by residential brokers and agents.  During the classes I was able to quickly see that roughly 25% of the class that was residential was very passionate and knowledgeable about their craft.  Those were also the ones that were successful, even in this slower market nationally.  In Houston, when you tap into the “old school” agents and brokers you will find a wealth of wisdom, passion, and love for the craft that is so refreshing.

I refer my residential inquiries to my friends on that side of the business and they do the same for me when their clients needs commercial real estate services.  My hope is that Houston will continue the high level of performance and integrity expectations within both residential and commercial.  If you would like to join our professional network or just talk shop give me a call anytime.

Back in class

I am spending day # 2 taking my MCE courses, Commercial Investments and Legal/Ethics this week.  I have to say that it is quite enjoyable to sit with so many other professionals and talk about the industry.  Another day of learning how to master the craft.  Let’s bring it!

Talk is Cheap

Even though I am a tenant rep broker, roughly 10% – 25% of my clients request me to list or sublease space.  I am currently listing an space near downtown Houston and I connected with a prospect who was interested in getting a deal done.  During my initial conversation with the prospect I notice that he was very abrupt on the phone just wanted to “see the space”.  Several times he ask to see the space “today, like right now, like in 15 minutes!”

Respectfully, I asked if he would not mind telling me more about his business so that I could qualify him for my client.  He quickly told me the following, “Look buddy, in this market I can get whatever I want.  My company has millions of dollars and I don’t have time to talk, there are lots of spaces out here so if your client knows what is good for him he will give me what I want.”

When I sub-lease or lease spaces, my clients expect the same expertise to represent them.  A good broker knows what the local market will bear.  They are confident in where the market is because they live it every day.  Many of us have been burned by “forcing a deal” or making a deal work that maybe should have been passed up.  Make no mistake about it, the market is softer now than it was 2 years ago in retail and office in the Houston market,  but stating that fact in the hopes of getting a better deal is not as effective as experience combined with sound market knowledge.  Negotiations works best when brokers and tenants come together based on reliable local market information.  When the conversation is based on hard numbers there is usually a much more productive conversation.  When negotiations begin on incorrect assumptions, inexperienced brokers or tenants can very easily shoot themselves in the foot.

This prospect assumed that my client was “desperate” and had to close a deal tomorrow.  The prospect also made several inaccurate statements about the market during his “bluff” that highlighted his inexperience in this part of the Houston market.  Without realizing it, the prospect was revealing his financial position, his level of market knowledge, and timing within his bluff.

In Houston, we are blessed with so many great professionals within our industry.  From time to time you will run into people that have a “churn em and burn em” approach to getting deals done, but they don’t seem to be as successful as the professions that really understand the market.  If you have any questions about a lease or purchase in the office or retail market feel free to give my office a call anytime!  (832) 493-3377 JR.

The Fall of Man Genesis Ch:3

This is my 3rd post on my 365 day bible challenge.  One of the first things that were apparent to me in this Chapter was Satan’s lies.   At this point, God made man, brought the animals to Adam to be named, then made Wo-man (from man) from Adams rib.  During my reading, I focused on how Satan (the serpent) introduced himself to Eve.

Gen 3:1-4″… And he said to the woman, “Indeed, has God said, “You shall not eat from any tree of the garden?”. 2 The woman said to the serpent, “From the fruit of the trees of the garden we may eat; 3 but from the fruit of the tree which is in the middle of the garden, God has said, “You shall not eat from it or touch it, or you will die.” 4The serpent said to the woman, “You surely will not die!”

When God found out about what Adam had done, Adam blamed Eve for sinning, and Eve blamed the serpent. (devil made me do it)

Satan starts by asking a question which Eve knows the answer.  Jesus Christ left the Holy Spirit with us to help us in our walk with Christ.  I believe that the Holy Spirit helps us understand what we read in the Bible, what we hear in Christian fellowship, and what we hear during prayer.  Satan lies by flipping the script on Eve telling her that God is wrong, she will not die, and that God is hiding something from her. Of course later in the reading Eve eats the apple, gives it to Adam and when God finds out, there are dire consequences that we still live with today.

When you deal with temptation, flee from sin!  Sometimes I wonder, why did Satan take the form of a serpent?  Eve could have run away or Adam could have drove the snake out of the garden… What if they both cried out to God to remove this conspiring creature out of the garden?

I thank God that through the blood of Jesus Christ that we have been forgiven.  When we have to deal with the serpent in our lives remember the scriptures so that we can understand how the enemy works and to call on God.

Speaking engagement at Kindom Builders Center

Had a great time this Saturday speaking to college students about the Commercial Real Estate Industry!  I was on a Real Estate panel with other professionals and talked about Tenant Representation and Commercial Real Estate.  Special thanks to Courtney Rose and George Johnson Development for the invitation to participate in this great conversation with tomorrow’s leaders in the Real Estate Industry!

Who will be saved? Two friends talk about salvation…

I decided to talk to my friend (let’s just call my friend “Sam” for this post) about Christ.  My friend Sam participated in many different religions. He took pride in the years of research, study, and praying to find the right “fit”.  Sam told me that he was open to all religious experiences from A to Z. Sam believes that we all serve the “same God” we just call him different names. (That just makes things so easy to rationalize doesn’t it?) He then went on to discuss the similarities between religions from an academic perspective.

I asked Sam, “Do you know where you are going when you die?”

He replied, “I don’t know”.

Then I asked, “Do you believe there is a Heaven and hell?”

Sam replied, “Yes I do”.

Then I asked, “How are you getting to Heaven Sam?”

Sam responded, “We are responsible for what we do in our lives.  At the end of life God will ask us what we have done and we have to answer for our decisions.”

I then asked, “Do you believe that God is perfect?”

Sam replied, “I do.”

I then asked, “Do you think that you and I are perfect?”

Sam replied, “No, I have done lots of wrong things in my life but I try to do the best I can.”

I then told Sam that I am a liar, a thief, adulterer (lust), and have broken God’s commandments as well.  Once we both agreed that we were far from perfect I then asked Sam,

“How do you think a perfect God would judge a sinner like you and I?”

Sam did not have an answer for this.  Instead Sam grew a little irritated and said to me, “Look…. I know what you are trying to do.  You think that I am going to “hell” unless I believe that Christ is God.  I know where you are at James… I used to be there as well, but after my research and prayer I know that am a good person and I am “pretty sure” that I am going to Heaven.”

At this point I was very slow to speak because I love my friend and did not want to argue or speak from my own understanding.  I listened for several minutes on how my “well intentioned” invitation to Christ was appreciated, but he refused to open up his heart to Christ.

At this point the Holy Spirit reminded me of this verse:

1 Corinthians 3:6-8

6I planted the seed, Apollos watered it, but God made it grow. 7So neither he who plants nor he who waters is anything, but only God, who makes things grow. 8The man who plants and the man who waters have one purpose, and each will be rewarded according to his own labor.

This passages says to me that I may plant the seed (Christ), someone else can water the seed (Christ),but God causes the growth.  It goes further to say that “neither he who plants nor he who waters is anything”…  but only God causes the growth!

My friends, keep this scripture close to you when talking to your friends about Christ.  I am not a Pastor nor am I a Bible expert.  I believe in my heart that my job now is to pray for Sam so that he too may know Christ as I do.  If you are reading this, please pray for my friend as well…

I am sharing this message so that Christians that are sharing the gospel with friends and family understand that you will not always be received warmly talking about Christ.  If you friend has another religion, has a family that has never gone to church, or a bad experience with Church there can sometimes be a very emotional response.  If this happens, remember that you do not cause the growth.  God does.  Trust in him, pray for your friends and let God’s will be done.

Churches in “Big Box” Retail

If you are driving around town and you see churches in “Big Box” retail centers that is a clear sign that you are now driving in a soft retail market.  Fortunately for owners of large retail centers, there are several tenants that seek out these markets just waiting for the right opportunity to take advantage of lower rents, more flexible lease terms, ect.  If we continue to have strong population growth in Houston and the banks continue to lend conservatively with Faith based institutions, then we can expect to see demand for 2nd generation “Big Box” retail to increase. Here are some of the challenges that churches face in retail centers:

- Tenant Improvement Dollars

Unless the space is 1st Generation (slab space), changes need to be made to accommodate a church and it’s congregation.  Increased # of bathrooms, open areas, higher ceilings, acoustics, lighting, are just a few of the things needed for a church to call a retail space home.  Depending on the landlord, the church may pay none, some, or all of the cost for build out.  This can run from range from a few thousand dollars to the millions depending on the size of the space.

- Lease Term

Short term leases have a much smaller impact on commercial property values.  Because of this, landlords and banks frown upon short term leases.  Expect to sign at lease a 3-5 year deal or longer for a decent strip center.

- Expansion

Many times a church may have to lease a large contiguous block of space immediately to ensure that they will have enough space to accommodate a growing congregation.  Otherwise other tenants may end up leasing open spaces and boxing the church in, limiting future growth.  The landlord can relocate tenants, but this cost additional time, money and resources for the landlord.  That extra cost will be considered when looking at any future church expansions potentially driving rents higher.

There are a few other issues that need to be addressed as well during negotiations like personal guaranty, certificate of occupancy,ect.

Dust to Dust

Currently reading: Genesis Chapter 2

“Then the Lord God formed man of dust from the ground, and breathed into his nostrils the breath of life; and man became a living being.” Gen 2:7  We were “built” from pretty common materials on the earth.  I did not see any other animals or creatures in my reading where God breathed the breath of life.  Gen 1:24 says, “Then God said, “Let the earth bring forth living creatures after their kind: cattle and creeping things and beast of the earth after their kind”; and it was so.”  I did not know that Adam was already given the responsibility to work before the “fall of man”.  I always thought this was a punishment, but instead work was already in God’s plan. Gen 2:15 “Then the Lord God took the man and put him into the garden of Eden to cultivate it and keep it.”  Let this be an encouragement to you to work hard!  It was part of God’s perfect plan, even before the fall of man.

- Required to communicate in a multicultural environment

- Challenged the status quo and hierarchy to bring about change

- Able to communicate radically a new vision of the future

- Able to call attention to poor leadership at great personal risk

- The need to put career or relationships on the line to serve a higher purpose

Jesus Christ has a place in your entire life.  Next time you are looking for answers Monday – Friday, go to the same source that you do every Sunday!
